Engagement & Fee Structure

Initial Engagement Retainer: Starting at $1,750.

The initial retainer secures your engagement with Obsidian Group and allow us to assess your priorities, establish the scope of work, and begin coordinating the resources required to execute your objectives.

Customized Professional Fees

Additional fees may apply based on the scope, complexity, duration, urgency, and level of involvement required. Following an initial consultation, you will receive a clear, customized proposal outlining the scope of work and applicable fees before additional services begin.

Ongoing & Complex Engagements

Longer-term, multi-phase, or highly specialized engagements are structured individually based on the nature and demands of the assignment.

Third-Party Expenses

Approved third-party expenses, including vendors, professional services, materials, travel, shipping, and other direct costs, are separate from Obsidian Group’s professional fees and will be communicated transparently.

There are no standardized packages or one-size-fits-all solutions. Your engagement is designed around what you need accomplished, the level of discretion required, and the value of the time and resources involved.

We identify opportunities aligned with your objectives, coordinate the necessary parties, and manage the details required to move an acquisition from initial search through execution.

Additional professional fees may apply based on the asset, acquisition value, sourcing difficulty, complexity, negotiation requirements, due diligence, and level of involvement required.

Where applicable, success or acquisition fees may be established based on the specific opportunity and scope of representation. All applicable fees will be clearly outlined and agreed up before additional services begin.

Complex & Specialized Acquisitions

Highly specialized, confidential, time-sensitive, or multi-party acquisition are structured individually based on the nature and demand of the assignment.

The initial engagement allows Obsidian Group to understand you objectives, assess the relevant circumstances, and establish the appropriate scope of advisory support.

Customized Professional Fees

Additional professional fees may apply based on the scope, complexity, duration, urgency, and level of strategic involvement required.

Ongoing advisory relationships may be structured through a monthly advisory arrangement or a customized project fee. Following an initial consultation, you will receive a clear proposal outlining the scope of work and applicable fees before additional services begin.

Ongoing & Complex Advisory

Longer-term, multi-property, investment, development, acquisition, disposition, or highly specialized engagements are structured individually based on the nature and demand of the assignment.

Real Estate Brokerage

Where a matter involves services requiring a real estate license or brokerage representation, those services are conducted separately through the appropriate licensed brokerage relationship and are subject to applicable brokerage agreements, disclosures, and compensation arrangements.

Obsidian Group’s advisory services are separate from and not a substitute for regulated real estate brokerage services.

Third-Party Expenses

Approved third-party expenses, including professional services, research, inspections, travel, consultants, and other direct costs, are separate from Obsidian Group’s professional fees and will be communicated transparently.

Estate and Project Management

Engagements beginning at $3,500.

Complex properties and projects require more than oversight. They require coordination, accountability, and precise execution.

Obsidian Group provides discreet estate and project management for clients who require a trusted partner to coordinate moving parts, manage timelines, communicate with vendors, and ensure important details remain under control.

Engagement & Fee Structure

The initial engagement establishes the scope of the assignment and allows Obsidian Group to assess the property or project, identify priorities, coordinate the necessary resources, and establish an appropriate execution plan.

Customized Professional Fee

Additional professional or administrative fees may apply based on the scope, complexity, duration, number of parties involved, urgency, and level of management required.

Standard administrative or project-related services may be subject to a $595 administrative/project fee. More complex assignments may require fess of $1,000-$1,500 or more, depending on the scope and resources required.

All applicable fees will be clearly outlined and agreed upon before additional services begin.

Ongoing & Complex Engagements

Longer-term, multi-phase, estate, renovation, property, or highly specialized projects may be structured through an ongoing management arrangement based on the nature and demands of the assignment.

Third-Party Expenses

Approved third-party expenses, including contractors, vendors, professional services, materials, travel, shipping, and other direct project costs, are separate from Obsidian Group’s professional fees and will be communicated transparently.
